There are many things to take into account when considering a construction project. Whether it’s a home extension, loft or garage conversion, house remodel, renovation or refurbishment, or building something completely bespoke, I’m sure you will have many questions.

From how much things cost, how long they take, the general process and much more, we’ve had questions a plenty fired at us over the years. We’ve therefore documented some of these below for those who have their own unanswered questions. Neatly categorised in their own respective subject area.

Lorem Ipsum has been the industry’s standard dummy text ever since the 1500s, when an unknown printer took a galley of type and scrambled it to make a type specimen book. It has survived not only five centuries, but also the leap into electronic typesetting, remaining essentially unchanged.

It was popularised in the 1960s with the release of Letraset sheets containing Lorem Ipsum passages, and more recently with desktop publishing software like Aldus PageMaker including versions of Lorem Ipsum.

Any trades associated with the construction / build project are typically handled by Outline Construction. We offer a full turnkey service on all of our projects. Our team is made up of highly qualified builders, plasterers, roofers, plumbers, electricians and decorators (to name only a few).  We handle the entire build and finish process, so no need for our customers to source their own trades people.

Yes, all of the work we undertake is fully ensured. We have Public Liability Insurance, Employers Liability and Contract Works. You are certainly in safe hands with Outline Construction Ltd.

Outline Construction are proud members of the Federation of Master Builders (FMB), and TrustMark (the only UK Government Endorsed Quality Scheme for work carried out in and around the home).  

Once we have discussed your bespoke build requirements, we will be able to advise on the next steps required to assess whether your land or property is suitable.

This will be assessed on a case by case basis dependant on what is being built. For a completely new house, then yes.  For a new garage, dependant on the intended use, not necessarily. Some bespoke build projects may require full planning permission, some may need Building Regulation approval, and some may not require anything.  We will be able to better answer this once we understand the build requirements.

Again, several factors come into play here, most crucially what it is that is being built. From there, considerations such as timings, trades required, designs, planning permission requirements and much more need to be addressed. This can only be done once the nature of the build is established.

This will vary depending what it is that is being built.  If it’s a house, this could be anything from £300K upwards, whereas for an annexe, it might be more around the £100K mark.  Accurate cost estimations can only be made once discussions and site visits have been made, to understand the full nature of requirements.

We don’t have a set list of our ‘Bespoke Building’ options, as they are exactly that (bespoke) so our offering varies dependant on customer requirements.

Examples of some of our bespoke building projects have included garden pods and annexes, and home adaptations for disabled access. The beauty of our bespoke building offering is that no two builds are the same, they are unique, and completely tailored to our customer’s tastes and requirements.

Exceptions however come into play when a property is listed, or falls within a conservation area.  Planning permission requirements are always discussed at the time of first contact with Outline Construction.

Typically, the bigger the project, the longer it will take.  If you are opting for a full home remodel, this will take longer than a stand-alone room remodel. Each of our home remodel projects are scoped out with in depth timelines during the consultation and quote stage.

Our home remodel projects vary depending on customer needs and requirements.  We have undertaken complete home remodels (altering the structure of entire houses), through to more stand-alone remodel projects, such as kitchen remodels, bathroom remodels, cellar, garage, and loft remodels.

Each house presents its own distinct characteristics. Consequently, the overall expense associated with remodelling a house can differ significantly. This is why we carry out in an in-depth consultation and site visit ahead of costing every project. From there, options, specs, timelines and costs can be discussed in further detail.

A remodel alters the structure of on object (in this case, a house).  This could be as simple as incorporating a new shower into an already established bathroom, through to removing an internal wall or changing the structural layout of a room.

A home renovation or refurbishment on the other hand, focuses on the restoration of something aged to a state of good condition, for example fixing a creaky door or floor, or interior design updates.

Many people mix these terms up (we agree, it’s an easy mistake to make). But whether you are opting for a remodel, renovation or refurbishment, the main thing is that the project is planned out accordingly. This is where Outline comes in.

Although we would need an initial conversation in order to assess this, typically the current space between your loft floor to ceiling is the quickest way to determine this. As a general rule of thumb, you will need at least 2.2m from the loft floor to ceiling (at it’s highest point) in order to meet the legal loft conversion requirements.

This will depend on what type of loft conversion is required.  Some of the more straight forward loft conversions will not require planning permissions, but if the roof space needs altering or extending, then planning permissions will need to be granted.

The most appropriate loft conversion option would be discussed in more detail depending on your current set up and requirements. (We will also explain what all of these options mean and look like, for those not privy to this construction jargon).
